Renovation of the "Cinema Olimpia" - a building declared of historic and artistic interest and subject to protection under Law No. 1089/39 - 2019/2020
The project involves the renovation of the building known as "Cinema Olimpia," located on Via Cadorna in the Municipality of Bordighera. The property is protected under Law No. 1089/39 as it is of historical and artistic interest. The main façade on Via Cadorna (west façade) is characterized by an Art Nouveau style, with a yellow background, white cornices and stringcourses, and a white marble plinth. The other façades are undecorated and define the actual volume of the cinema (see attached photographs). Surveys have revealed two additional color tones on the Art Nouveau façade: the older, presumably original, Ligurian red, and a second, green, with light-colored cornices and stringcourses. The hipped roof is made of Marseille tiles, with a large north-facing dormer and several small skylights. The structure is on two levels: Ground floor: stalls, lobby, ticket office, and restrooms. First floor: gallery with lobby and additional services, as well as an attic currently used for storage, accessible from the first-floor lobby. The two floors are connected by a marble staircase. Currently, with the exception of the attic, the floors are linoleum over pre-existing surfaces of poor quality (terrazzo tiles and undecorated wood). The attic requires complete renovation, featuring a concrete slab and an exposed roof structure with trusses and tiles, without insulation. The auditorium retains a highly visible air conditioning system, whose design contrasts with the elegance of the room. The heating system consists of radiators on the perimeter walls. The walls of the room are covered with wood paneling and wooden frames, containing frescoes by the painter Giuseppe Balbo. The project includes: Restoration of the facades, with particular attention to the main facade, using a dual color scheme: shades of green and shades of red, with silicate-based paints (see attached drawings). Refurbishment of the interior flooring, replacing the wood in the stalls with oak planks of the same type as the existing ones. The other areas, with the exception of the gallery, will be paved with large-format porcelain stoneware (80x80 cm) with a soft statuary marble effect, creating visual continuity between the first and second levels and the staircase. Optimization of the ground-floor restrooms, improving the audience experience. Air conditioning system: indoor units positioned in the atrium, screened with wooden panels; outdoor units moved to the attic with new openings and wooden or aluminum shutters that blend in with the existing roof. Redevelopment of the attic through a change of use to create an office for the cinema business and an apartment for the owner, with roof insulation, new partitions, and new systems. Use of the existing utility rooms to house all the systems needed to improve the cinema business. No changes will be made to the roof height, but some mandatory skylights will be installed to ensure adequate ventilation and air conditioning of the residential and technical spaces.
