Single-family residential building project - Bordighera (IM) -2025 - under construction

The surrounding land is currently almost entirely compromised, with the exception of the existing terraced bands along the northern boundary of the property.

The new project предусматриes the demolition of the existing small building, which lacks any typological or architectural value and presents significant challenges in terms of seismic upgrading. Previously, its preservation had been considered solely for sentimental reasons by the former owners, as a family memory. The project therefore involves the recovery of its volume, which, combined with the volume derived from the acquisition of several small plots of land located within 600 meters of the intervention site (see drawing “Azienda Agricola Vitale”), allows for the construction of a new building with a volumetric capacity appropriate to the size of the plot, both in terms of landscape integration and contextual insertion.

The new building is better integrated into the landscape, with a reduced height and a mimetic character that allows it to become an integral part of the terraced system. The choice of a flat roof (roof terrace) is intended to reinterpret the concept of terracing (“fascia”), without obstructing the view of the upstream terraces. The building consists of a storage area (calculated volume), characterized by a structure clad in exposed local stone masonry, and a residential area finished with plaster/stone and vertical wooden cladding, a design solution already previously authorized. Along the southern side, a terrace is planned, featuring a cantilevered open covering (see renderings and design drawings). The proposed typological variation, compared to the already authorized and currently under construction project, follows the same design principles without altering the consolidated solutions adopted in recent years.

Below the residential volume, ancillary spaces serving the dwelling are planned, such as laundry rooms, cellars, storage rooms, etc.

A fully underground garage will be constructed within the existing terrace along the western front of the new residential building. It should be noted, as evidenced by the photographic documentation, that the current condition of the land, following construction activities, is undergoing redefinition and is therefore considered compromised, pending a new finishing and integration solution with the existing context.

The load-bearing structures will be made of reinforced concrete. External paving will consist of stone slabs, while the access ramp and external maneuvering area will be finished with Levofloor. Internal partition walls will be made of 8 cm hollow bricks, with lime-based plaster finished with a fine float. All internal spaces will be painted with emulsion or washable paints. External window and door frames will be made of painted wood or coated metal.

Retaining walls will be constructed using exposed local stone masonry. The building will be equipped with plumbing and sanitary systems, electrical systems, and a heating system with a gas boiler. The roof will be a flat roof with vegetation, connected to the upper terrace through a small footbridge, as they are located at the same level.

A small swimming pool is planned at the level of the terrace below the house, with a maximum height of 1.50 m. A technical room for the pool systems will be created within the terrace adjacent to the access ramp, fully underground and accessible via a small maintenance door. The paving around the pool will be made of WPC decking. Two small pergolas, in wood or metal, will be installed within the property for shading purposes, possibly supporting climbing plants. Pool drainage water will be conveyed into the wastewater system. The pool will be of the infinity type.

Rainwater will be collected in a suitable sump equipped with a lifting pump and conveyed into the existing irrigation tank located upstream of the building (see attached general plan). Wastewater will be conveyed and connected to the municipal sewer system along the road “Cornice dei Due Golfi”.

Regarding landscaping, olive trees, six date palms, citrus trees, and native plant species typical of the area will be planted. Part of the perimeter protection around the building will consist of a reinforced hedge made of rosemary plants. The fencing will be made of metal, with a simple design and without opaque panels; ground-cover plants may be planted to ensure adequate privacy for the property.

Potable water supply will be guaranteed through the existing connection to the municipal aqueduct.
