Residential building project - 2024/2025 - Bordighera (IM) - process concluded

The existing buildings are located adjacent to and below Via dei Colli (vehicular road) and Via Beodo (pedestrian path), and consist of two separate blocks of premises used as storage, with a small residential portion. They were constructed prior to 1942 (see attached statements and documentation) and are currently in a very poor state of repair (see attached photographic documentation).

The current General Urban Plan (PRG) includes the buildings within a P.A. (Environmental Protection Area).

The proposed project aims to redevelop an already compromised area by demolishing the existing dilapidated structures. The new intervention does not interfere with the existing vegetation (palm trees). The project’s objective is to construct a building that blends as much as possible with the surrounding environment, with a simple form entirely clad in stone (like the existing walls). A fully underground swimming pool will be built. The paving will be in stone laid in opus incertum. The roof will be a green roof in order to better integrate with the surrounding environment.

The new building will be positioned on the largest portion of land, and following the demolition of the existing volumes, new date palm vegetation will be planted to enrich the existing natural palm grove.

The structure of the new building will be in reinforced concrete, with perimeter walls in properly insulated local stone, and a flat roof slab finished as a green roof (DAKU system).
Copper copings will be used. Gutters and downpipes will be concealed within the masonry.
The property will be enclosed by a reinforced hedge functioning as a parapet.
Window frames will be made of wood or PVC.

The swimming pool will be located in a portion of land currently without trees. The intervention will be as natural as possible, with a dark green mosaic finish to blend with the surrounding environment and avoid dazzling reflections; the paving around it will consist of a few stone slabs laid in opus incertum.

Regarding the green area, the existing palm trees will be preserved and partly integrated with new plantings typical of the palm grove or of the immediately surrounding area.

The building will be connected to the municipal sewer system via a manhole with a lifting pump, running along Via dei Colli.

As for the discharge of rainwater from the proposed building, as shown in attached drawing no. 09, it will take place through a subsurface irrigation system consisting of three micro-slotted pipes laid on the terraced area uphill from the building, as per the attached drawing.
The length of each individual section will be 22 m for the uphill one and 28 m for the downhill one, and the trenches for the system will be constructed longitudinally along the terrace near its center. The two micro-slotted pipes, with a diameter of at least 80 mm, will be connected to the bottom outlet of a detention tank with a capacity of 8 m³.

The property is already connected to the municipal water supply and the electricity network.

The project also предусматриes the construction of a small parking area and a public sidewalk (already authorized by previous building permits); this work will be carried out using materials and finishes consistent with those already present along Via dei Colli (terracotta sidewalks and iron railings).
