Beach resort project - 2025 - completed

The project involves the environmental redevelopment of a prime area near Lungomare Argentina, as the crow flies, near the Bordighera train station. Currently, the Marina Beach beach resort is in existence, duly authorized with building permit no. 41 of July 31, 1996. It consists of a fixed section used for kitchen and bar functions, terraces on wooden stilts and beams arranged on different levels (see attached photo), and an outdoor dining area consisting of a steel tensile structure and a waterproof tarpaulin roof. Part of the terraces are used for beach huts. Below the enclosed structure, at beach level, are storage rooms, an emergency room, changing rooms, and additional beach cabins. All the existing structures are made of wood and removable. Currently, the facility operates exclusively during the summer months, serving as a seasonal facility. The proposed project is to utilize the facility year-round for heliotherapy, increasing its restaurant and tourist services. The new project is therefore based on the principle of further optimizing the kitchen/bar and outdoor areas. The project therefore involves reintroducing all the previously authorized elements (enclosed structure for use as a kitchen/bar, outdoor restaurant, and terraces) through a more contemporary redesign that respects the landscape. The new project will have a removable wooden load-bearing structure, with no permanent features. It will be built on stilts with a beam or wood structure, maintaining and optimizing the various support surfaces (all walking surfaces will be made of WPC or Garapa wood planks), depending on the new work requirements. The outdoor area, consisting of a bioclimatic structure with adjustable slats, will have, for the winter months and part of the summer months only, sliding glass windbreaks, without frames, primarily for protection from the air, thus ensuring food service both in season and throughout the year. A small beach bar will also be built facing France, which will serve as a reception and a hub for beach access, as well as serving drinks and sandwiches. The entire new structure will be finished in natural wood planks in light colors. The roof will be flat and have integrated solar collectors. The outdoor flooring will be made of wood planks or WPC. The changing rooms will be repositioned to create a more harmonious overall appearance. The colors have also been revised to better integrate with a naturally defined space. The enclosed structure will consist of properly insulated wooden panels. All new works are removable. The planned works fall within those foreseen by the recently approved regulations regarding permitted interventions on state-owned areas (PUD).
