1. Urban context and current status The property being renovated is located on Via Roberto, Bordighera, in a centrally located, established residential area. The building is currently a single-story structure with a gable roof, smaller than the surrounding buildings, which are multi-story. This condition makes the existing building a typological and volumetric anomaly, poorly integrated into the urban landscape.
2. Objectives of the project The project involves the demolition and reconstruction of the building, increasing its volume while respecting the original footprint and the provisions of the Master Plan. The main objectives are: Redeveloping the property and the surrounding area. Restoring a contemporary building typology consistent with the urban context. Improving the landscape integration and the relationship with adjacent buildings.
3. Project Description The new building will have four levels overall, including: A basement level: accessible via a ramp on the south side, intended for garages, cellars, utility rooms, and storage areas. Three floors above ground, with the attic floor lower than the floors below, featuring a terrace. The overall height complies with current regulations. The main entrance will be located on the north side, accessed by an external staircase, partly masonry and partly metal. The ground floor will include green areas for gardens, featuring typical local plants. The roof will have a sloping roof and will house solar collectors.
4. Construction features and materials Structure: Reinforced concrete with perimeter shaft walls and insulation. Interior infill: 8 cm perforated partitions, lime plaster and fine trowel finish, painted with washable paint. Interior floors: Porcelain stoneware, travertine, or wood tiles. Interior cladding: Ceramic. Framework: Burnished aluminum. Interior doors: Lacquered wood. Gutters and downspouts: Copper. Coverings and exterior finishing surfaces: Slate. Exterior flooring: Stone-effect porcelain stoneware, including the walkways. Facade finishes: Plaster for the first three levels, WPC slat cladding on the top floor. Sunshades will be installed on the facades at the main openings, serving both aesthetic and sun protection purposes.
5. Infrastructure and Systems Connections: The building is already served by a sewer system (Via Roberto), municipal water supply, and electricity. Rainwater disposal: natural drainage into the ground. Renewable energy: installation of solar collectors on the roof.
6. Landscape Integration and Urban Planning Compliance The new building complies with: The maximum permitted height. The distances from boundaries and neighboring buildings. The requirements of the General Planning Scheme. The project allows for the rebalancing of the volumes with their surroundings, improving the overall appearance of the street and enhancing its central and strategic location.
7. Conclusions The reconstruction project is believed to fully meet the needs of urban redevelopment, ensuring better integration into the landscape and increasing the architectural quality of the area.
